Barry Sanditen - Founder & Principal
Barry Sanditen graduated with a B.B.A. from the University of Texas at Austin in 1980 and began his career in his hometown of Laredo, Texas, joining the family real estate business. He obtained his Texas Real Estate Brokerage License in 1981 and quickly expanded into developing single-family residential communities across Central Texas.
As the founding principal of Sanditen & Associates, Barry leads the firm’s commercial real estate development, construction, and investment projects throughout Texas and Colorado. He has successfully guided countless ventures from site selection and acquisition to entitlement, construction, and disposition, consistently delivering value for clients and investors.
Barry’s strategic vision, precise execution, and commitment to excellence have built lasting partnerships and positioned Sanditen & Associates as a trusted leader in commercial real estate. His ability to navigate complex development challenges with insight and integrity ensures every project achieves its full potential.
Outside of work, he treasures time with family—especially his grandsons—and enjoys flying, hiking, hunting, and fishing.

Britt Sanditen - Commercial Real Estate Associate
Britt is a native Texan and third-generation real estate agent whose early exposure to the industry shaped his deep understanding of the market. He attended Westlake High School and later the University of Colorado at Boulder, where he further developed his passion for real estate and a people-first approach to business.
Since obtaining his Texas real estate license in 2015, Britt has taken on a multifaceted role at Sanditen & Associates, supporting day-to-day operations, marketing, budgeting and financial analysis, leasing, acquisitions, and commercial brokerage. Leveraging his hands-on experience and market insight, he helps facilitate complex transactions and strategic investments that create long-term value for clients and investors alike.
Britt’s leadership, strategic perspective, and ability to navigate complex real estate challenges have made him a trusted partner, consistently delivering thoughtful, results-driven solutions across all facets of commercial real estate. Outside of real estate, Britt enjoys spending time with family and outdoor activities such as mountain biking, hunting, fishing, and snowboarding.

Kim Spaw - Operations & Finance Manager
Kim Spaw brings over three decades of experience in the real estate industry. She relocated to Austin in 1983 after graduating from high school in Charlotte, Michigan, and joined Sanditen & Associates in 2003. With a career rooted in real estate from the start, Kim’s expertise, attention to detail, and organizational skills make her an invaluable part of the team. She manages the firm’s in-house accounting, bookkeeping, bill payments, limited partnership investments, and tax returns, ensuring the smooth operation of projects and day-to-day activities.
Outside of work, Kim treasures time with her family and grandchildren and remains actively involved in her local church.
